Ask about your property’s location ↗North Point Appraisers is led by Brett Marshall, a California Certified Residential Appraiser based in Ben Lomond. Brett began appraising in Santa Cruz County in 2019 and has since completed more than 700 appraisals across the Central Coast and Bay Area, for lending, estate, divorce, and private clients.
Before appraising, Brett worked as a firefighter and handyman. That background shapes how he looks at a property: how it was built, how it has been maintained, and what that means for its value.
Every assignment gets the same approach: careful selection of comparable sales, a clear explanation of what makes the property distinct, and a well-supported opinion of value in a report you can actually understand.
UAD 3.6 appraisal reporting: Brett is knowledgeable in UAD 3.6 appraisal forms and reporting requirements, supporting clear, thorough reporting for residential lending assignments.

Property research and market analysis come together in a report tailored to the agreed scope.
Tell us a little about your assignment. We’ll discuss availability, scope, and a fee for your specific property.

The fee depends on the property, location, appraisal purpose, and scope. Share the assignment details for a specific quote.
Turnaround depends on the property, scope, and records needed. Assignments typically take about 3–5 business days after the inspection; this is an estimate, not a guarantee. Complex properties, retrospective dates, or assignments needing additional records may take longer. We will confirm expected timing before you engage us, so let us know if you have a deadline.
A retrospective appraisal develops an opinion of value as of a specified historical date. Please provide the date and purpose when requesting your appraisal.
For a mortgage transaction, speak with your lender first. The lender generally needs to order the appraisal through its approved process; a privately ordered report may not be accepted.
Start with the property address, purpose, intended users, and desired timing. Depending on the assignment, additional records such as plans, leases, improvement details, or construction budgets may be needed.
